Listing Management

$175 PER LISTING

  • Prepare listing agreement, sellers disclosure, other applicable disclosures, and broker specific forms.

  • Obtain signatures from all required parties.

  • Review executed listing agreement and required disclosures to ensure they are completed.

  • Submit listing agreement to your office for compliance.

  • Email a copy of the executed listing agreement to your seller.

  • Confirm photography date/time.

  • Order sign post from agent’s preferred vendor.

  • Input listing into MLS with photos and any PDF attachments/supplements provided by listing agent.

  • Provide listing description if desired by agent (2 descriptions included, with one revision if needed).

  • Enter showing instructions into Showingtime.

  • Obtain HOA rules & regulations and application information if applicable.

  • Make changes in MLS throughout the transaction (ie - price changes, open houses, extensions, status changes, new photos, etc).

  • Prepare listing contract extensions and/or modifications as needed, obtain signatures and add to file.

  • Agent is responsible for providing client contact information, listing agreement details, showing instructions (if there are any specific guidelines), and scheduling & attending appointments such as photography, inspections, appraisal, etc.

MLS Input Only

$75 PER LISTING

  • Input listing into MLS with photos and any PDF attachments/supplements provided by listing agent.

  • Enter showing instructions into Showingtime.

  • Agent is responsible for providing executed listing agreement, photos, attachments/supplements, listing description, and showing instructions (if there are any specific guidelines).

Contract Preparation

LISTING AGREEMENT $40

PURCHASE CONTRACT $55

  • Prepare the contract or listing agreement along with any applicable disclosures/addenda.

  • Revise the contract and obtain initials if a counter offer is received.

  • Once a contract is accepted, review the contract and ensure it is fully executed by both sides.

  • Agent must provide all contract terms and approve in writing before it is sent to the client.
